Oceanfront Estates in Palm Beach (the island)
For oceanfront buyers, what matters is beach frontage, dune and coastal construction rules, and whether the parcel also reaches the lake.
About Palm Beach (the island)
The Town of Palm Beach occupies a narrow barrier island roughly 16 miles long, between the Atlantic Ocean and the Lake Worth Lagoon. Three bridges connect it to West Palm Beach.
The town is usually described in sections: the North End, Midtown around Worth Avenue and Royal Poinciana Way, the Estate Section south of Worth Avenue, and the South End, where condominiums are more common.
Exterior changes go through town review. The Architectural Commission (ARCOM) reviews most projects, and designated landmarks go to the Landmarks Preservation Commission. Buyers planning renovations should budget time for that process.

Do renovations in Palm Beach need town approval?
Most exterior work goes through the Town of Palm Beach's architectural review, and landmarked properties have an extra preservation review. Check with the town's Planning, Zoning and Building Department.
What's the difference between ocean-side and lake-side?
Ocean-side estates face the Atlantic and the beach. Lake-side estates face the Lake Worth Lagoon, often with docks and sunset views over West Palm Beach.
